The views from a sloping home site can take your breath away, yet at the same time make you nervous with the unknown cost to build your dream home. This does not have to be the case when you contract a builder with proven experience constructing new homes on difficult sites. I can demonstrate numerous case studies of nervous and concerned owners, of sloping and difficult land, who we have completed their new home and are extremely happy with the final outcome and cost. There are a number of factors to consider before designing a home for a sloping or difficult site;

  • Percentage of fall
  • The need and type of retaining walls
  • Soil erosion
  • Access from road – crane, deliveries, sub contractors etc…
  • Soil type
  • If rock is present
  • Is Granite present and what type
  • Location of services
  • Slope stability
  • How to minimise the impact on the slope stability
  • Landscaping
  • Fencing

These factors and more, if not thoroughly considered and explored, can significantly blowout the cost of building your dream home. This is why it is so important to work with the builder in designing a home to suit, both your needs and the difficult site. Time and time again I have witnessed land owners who engage an architect, believing it will solve their problem. In fact it will exacerbate the situation, as architects do not design residential homes with the cost to build in mind. The first step is to engage an experienced builder to conduct a Site Inspection. This site inspection will discover all the implications with building on the site, as all the above factors and more will be considered. This will then determine the associated cost the slope or difficult site imposes. The next step is to complete a Preliminary Design with that builder. At the end of this step an accurate price will be calculated. The final step is to build your dream home or modify the design until it is in your budget.

There are numerous strategies to achieve the same outcome, but only an experienced difficult site builder can reduce the cost and give you satisfaction at the same time.

After more than a decade of building on steep and difficult sites I have no issues with building on any site, no matter how challenging. In fact I welcome the challenge of building on these sites, as there is nothing more rewarding than the knowledge of experience and a happy home owner at completion.
